In a progressive step toward sustainable urban development, local governments have announced property tax concessions for green buildings that adhere to eco-friendly construction and operational standards. The policy is designed to reward environmental responsibility in the real estate sector by offering financial incentives to developers and property owners who incorporate features that reduce energy consumption, water usage, and environmental impact.
Eligible buildings must meet specific criteria such as installation of solar panels, rainwater harvesting systems, energy-efficient lighting and appliances, waste management systems, and the use of sustainable construction materials. Properties that obtain certifications like IGBC (Indian Green Building Council), GRIHA, or LEED may qualify for rebates ranging from 10% to 25% on their annual property tax, depending on the level of compliance and city-specific guidelines.
Municipal bodies will assess applications based on third-party verification reports, sustainability audit results, and compliance checklists, ensuring that the concessions are granted only to genuinely eco-compliant buildings. This initiative not only supports India’s climate commitments but also encourages cost savings for property owners, higher real estate value, and improved urban resilience.
